What if it’s a collaboration between a local authority, a socially minded operator,and a third party design team? What if the space’s low ceilings and lack of a raisedaccess floor present significant build challenges? And what if the space needs tobridge the gap between professional quality and neighbourhood familiarity?

That’s a tricky brief. Fortunately, QBRE relish those.

Our ambition was to democratise the workspace: to give local residents,freelancers, and small businesses access to an environment normally associatedwith premium central London offices, but at a scale, tone, and price-point rooted inthe community.

Job done.

Prioritising soft zoning, warm tactility, and clear sightlines ensured the space feelsboth open and calm. Materials, lighting, and acoustics were selected to supportfocus and wellbeing, with a design language that reflects Tottenham’s distinctiveenergy confident, uplifting, and inclusive.

Overall, the aim of creating a civic asset – a workspace that adds social value asmuch as commercial value – was achieved.
